We reshaped a top floor existing tenant space into a modern conference center and spec suite.

Arium AE partnered with Blake Real Estate to transform the 12th floor of 1150 Connecticut Avenue into a flexible, high-performing conference center that enhances the building’s overall tenant amenity offerings. This project focused on utilizing the building’s geometry to create a cohesive, functional, and visually refined amenity environment.

Located in the heart of Washington, DC’s central business district, the Connecticut Building’s 12th floor presented an opportunity to enhance its value through thoughtful interior improvements. Arium AE provided architectural and engineering design and permit documentation for the full interior alteration of a new conference center, creating a redefined tenant experience, all while supporting the building’s long-term investment strategy. Designed as a flexible meeting and collaboration environment, the conference center supports a variety of tenant needs, from small-team sessions to large gatherings. The elevator lobby opens into an inviting lounge seating area that encourages comfort and casual interaction. Adjacent to this space is an eloquently designed break room equipped with modern amenities, offering occupants a relaxing environment to recharge throughout the day. The layout prioritizes usability, acoustics, and an elevated professional aesthetic. To better support nursing mothers, the design also introduces a dedicated private room furnished with a sink, refrigerator, and comfortable seating. This space is intentionally positioned and equipped to offer a quiet, hygienic, and convenient environment for users.

In addition, Arium AE designed a spec suite directly adjacent to this conference center amenity on this top floor that garnered immediate consideration from prospective tenants.

Our team focused on delivering a solution that balances functional performance with a polished, contemporary feel by simplifying circulation, optimizing program adjacencies, and aligning materials and finishes with the building’s broader design identity. The renovated floor now serves as a strategic amenity that supports tenant retention and attraction. Close collaboration with Blake Real Estate ensured the design met both operational goals and long-term property vision.

The completed renovation strengthens the building’s market position by introducing a modern, desirable amenity on an upper floor, a feature that differentiates the property in its competitive downtown environment.
