Arium AE worked closely with FRP Development and Baltimore City to deliver a sustainable, LEED Silver-certified warehouse tailored to the tenant’s complex operations.

Arium AE partnered with FRP Development Corporation to transform a foreclosed property along the Baltimore City/County line into Hollander 95 Business Park. Beginning with the design of a new spec warehouse on Lot 40, Arium has since continued to provide design services across multiple parcels, including Lots 35, 36, 40, and 41.

Lot 40 at the Hollander 95 Business Park presented multiple challenges in meeting the newly established Baltimore City Green Building Design Standards. From the outset, Arium AE collaborated closely with FRP Development and city officials to design and deliver a compliant shell warehouse.

During the design and construction, FRP was approached by Up to Date Laundry, a major Baltimore Business seeking to relocate operations into Baltimore County. Recognizing the opportunity, FRP repositioned the Hollander development as their new home. Arium provided full AE design services for the 80,000 SF production warehouse, including complex systems and large-scale industrial equipment. The facility achieved Baltimore City Greener Building Design Standards and earned LEED Silver certification, positioning the project as both a sustainable and strategic win for the city and tenant alike.
